THE QUICK ANSWER
What to settle first.
Use a rainfall record to describe the weather observation at its stated station and interval. Use your own safe observations to describe the building. A nearby Tucson gauge cannot establish when a roof began leaking, how long a wall stayed wet or whether an individual room flooded. Keep the weather record, last known dry condition and first discovery separate when arranging an assessment.
AT A GLANCE
Three points to clarify.
Station and 24-hour interval
Rain observed at that station during the displayed period. Rain amount or entry time at this room remains a separate question.
Last safe dry observation
Condition seen by that observer at that time. Condition of inaccessible rooms remains a separate question.
First stain or water discovery
When someone first saw the symptom. When concealed materials became wet remains a separate question.
01 / PLAN THE CONVERSATION
Read the station and interval before using the number
The NWS Tucson monsoon page lets readers select a region, site and year for precipitation observations. Its recent 24-hour precipitation display identifies an interval ending at 5 a.m. MST on the listed date. Save those labels with the reading. A screenshot with only a rainfall number loses the location and measurement window that give it meaning.
The same page notes limits in rain-gauge coverage across the region. A gauge is an observation at that location, not a measurement inside your property. Do not add a daily total to a seasonal total or assume an airport reading describes the rain at every Tucson address. This guide uses no current storm total or claim that your home received a particular amount.
02 / PLAN THE CONVERSATION
Build two parallel timelines
On the weather line, record the source, station and displayed interval. On the building line, record the last safely observed condition, first discovery, affected room and observer. If nobody inspected the spare room between Monday and Thursday, that gap remains unknown. The rainfall chart does not fill it.
A hypothetical example: a homeowner first sees a ceiling stain Thursday morning and saves a nearby gauge total ending Wednesday morning. The useful handoff includes both facts without stating that the ceiling was wet throughout that interval. A provider can assess the building and ask for additional evidence; a forecast graphic alone cannot establish the source or duration.

Arrange work for observed damage, even when the dates are uncertain
Describe water entry, visible affected materials and any inaccessible spaces. For storm & flood cleanup, ask what safety and contamination assessment precedes removal or drying. Roof or drainage repair may require another business; rainfall evidence does not book that repair or establish who is responsible.
Stay away from floodwater, wet electrical equipment and unstable ceilings. Obtain appropriate emergency help for immediate danger rather than entering for a better photograph. Ask the answering provider to identify itself and confirm availability, assessment charges and the written scope at your address. This website is an independent referral publisher. Insurer decisions and source attribution remain separate from arranging a property assessment.
YOUR DECISION WORKSHEET
A weather record is one part of the evidence
| Information | What it supports | What remains unknown |
|---|---|---|
| Station and 24-hour interval | Rain observed at that station during the displayed period | Rain amount or entry time at this room |
| Last safe dry observation | Condition seen by that observer at that time | Condition of inaccessible rooms |
| First stain or water discovery | When someone first saw the symptom | When concealed materials became wet |

Your call notes
Questions to ask: Save the station, interval and source with the chart. Keep last-known and discovery times separate. Mark unobserved periods as unknown. Please confirm whether you handle the water removal and drying needs I describe and serve my address, plus any assessment fees and exclusions.
Common questions
Does no recorded rain at a nearby gauge rule out rain entry?
No. That station record alone cannot resolve conditions at your address. A building assessment must consider the evidence actually available.
Should I delay an assessment until I can prove the storm date?
Do not wait for a perfect timeline while damage or a hazard needs attention. Give the provider the observations you have and label the gaps.
